1. Make sure home is in showing condition. Clean entire home inside and out. Make sure the windows are clean, carpet is clean remove clutter.
2. Fresh paint can go along way touch up areas where paint is in needed.
3. Clean out the yard: Remove clutter too many lake homes have old equipment and items that take up space. Buyers wont buy the lake home or lake lot if they have to come in and remove old debris.
4. Clean up the brush: Many lake homes and lake lots are over grown and it is difficult for buyers to walk through the land and see what is actually there.
The buyer should be able to walk down to the lake to see the lakeshore.
5. Remove dead trees: Dead trees can be an eye sore and a hassle for buyers remove.
6. Create views of the water: If you can’t see the lake buyers won’t purchase it. Please see county or Dnr for trimming trees or removing brush. The DNR and most counties will let you thin out the trees to see the lake.
7. Dock: Having a dock out is very important. Buyers love to walk out on the dock to see the lake, lake views, lake bottom. See DNR or county on cleaning lakeshore. Cleaning the lakeshore will require a permit and you may only clean a percentage of it. Wetlands you will need approval. VERY IMPORTANT. Always get a permit there are companies who will spray for weeds and know the laws. They will also file for the permit for you.
8. The Yard: Remember when the buyer or buyers pulls up to the lake home they picture themselves pulling up to their lake home so if the yard needs extensive work it may be a turn off. Make sure you trim all the bushes, mow the lawn, and spray for bugs.
